A Finger Lakes B&B Committed To Your Satisfaction


We request that you read the policies of our elegant Finger Lakes Bed & Breakfast carefully – most importantly payment, cancellation, change of payment and check in policies. During the reservation request process you will be asked to check a box acknowledging your agreement to and understanding of our policies prior to proceeding with a reservation.

In an effort to treat all guests fairly, we do hold our clients to our policies. We do have a two-night minimum at all times; three-night minimum Columbus Day, single weekend night by chance.

We are currently not conducting housekeeping. However, if you require fresh towels or your trash emptied during your stay, please let us know.

Payment

Payment Policy

Your credit card will get charged immediately for a $35 cancellation fee. It will get billed for the Balance Due 14 days prior to your reservation. Thirty days prior for all Holidays, Holiday Periods and Special Events and some Packages. If you need to change your form of payment once it has already been charged, there is a $25 fee.

Payment by Cash or Check

Payment by check or cash is due within five days of booking and no less than 14 or 30 days prior to arrival.

Cancellation

Cancellation Policy

Fourteen days for all reservations. Thirty days for holidays, holiday periods and special events and multiple room reservations. See individual packages for cancelation deadline. Please note… we adhere to our policies and you must agree to them prior to booking.

Cancellation Fee

Cancellation must be received in writing at acorninn@me.com. A non-refundable cancellation fee of $35 is charged at time of reservation confirmation. You will receive confirmation of cancellation. If you do not, please call our Finger Lakes B&B to confirm the status of your cancellation.

Cancellation Past Deadline

We will open up your room and try to rebook it. If we are able to re-book your reservation, or a portion thereof, you will receive a refund for 80% of the re-booked portion. If we are unable to rebook your reservation, you are still responsible for payment in full. You are welcome to transfer your reservation and respective dates to anyone you choose.

We are a small Finger Lakes B&B with only five rooms. Cancellations and changes to dates of stay greatly effect our business and while we can empathize with whatever one’s situation may be, we have to adhere to our policies to ensure fair and equal treatment for all our guests. No one person’s reason for canceling or changing their dates past the cancellation deadline is more deserving than another’s.

Whole House Payment and Cancellation Policy

A cancellation fee of 25% will be collected at time of booking. The balance due is collected 60 days prior to first night’s reservation and the reservation cannot be cancelled. Should you need to cancel within 60 days of your reservation, we will refund 75% of what we are able to rebook.

3:00 and 5:00 pm or self-check after 6:00 (contactless any time after 3:00 is another option due to Covid)

Change Check In on Day of Arrival

Please call the Innkeeper @ (585) 229-2834 to make special arrangements.

Early Check In

There is a $25 per hour early check in fee with prior Innkeeper approval. This fee will apply regardless of whether you arrive at your anticipated arrival time or later. Please do not stop by the Inn prior to 3:00 pm without prior permission. If you are in the area early, you are more than welcome to call to see if we can accommodate you.

Check Out

11:00 am. We are happy to accommodate a later check out if possible and if requested. If you do not have prior approval from the Innkeeper, a fee of $25 per hour or any increment of an hour will be charged to your credit card. It is extremely important for us, especially in the summer to turn rooms around expeditiously and thoroughly following our detailed operating procedures. Cleanliness, and maintaining our high standards, are extremely important to us.

Miscellaneous

Children

We welcome children over 12 in the main Inn. Children of all ages are welcome in the Barn. Since children under the age of 12 are not allowed in the main Inn, full breakfast may be brought to your room at 9:00 am for a nominal daily fee, or you may forgo breakfast in lieu of a reduced rate. Please call the Inn at (585) 229-2834 to discuss prior to making a reservation.

Animals

Unfortunately we cannot accommodate small animals in the main Inn. But, we are animal-friendly and do allow small animals in our Barn Suite. The fee is $50 per day and must be approved by the Innkeeper/Owner prior to making a reservation. For guests staying with a small animal in our Barn Suite, full breakfast may be brought to your room at 9:00 am for a nominal daily fee, or you may forgo breakfast in lieu of a reduced rate. Small animals may not be left unattended in the Suite, unless they are in a crate. Please call the Inn at (585) 229-2834 to discuss prior to making a reservation.

Service Animals

Establishments located within a facility that contains not more than five rooms for rent or hire and that is actually occupied by the proprietor of the establishment as the residence of the proprietor are exempt from accommodating service animals as required under the Americans with Disabilities Act (ADA). Smoking

Smoking allowed outdoors. Please stay away from main entrances so guests do not need to be exposed to smoke while walking in or out of the Inn. Thank you.
